                                          To Whom It May Concern

 

Our 7 women 3rd year group at McMaster University, Hamilton; has been leasing a fabulous 7 bedroom student house owned by Sam Chakraborty & Pericles Partners Inc. When the time came for us to decide upon & sign our new 2009-2010 Lease, it wasn't even a question as to whether we should rent from Sam again:  it was an automatic enthusiastic YES!

 

Sam is there whenever we need him, esp. for emergencies. In the middle of last winter, our water heater broke down around dinner time on Friday night; Sam was at our house, personally dealing with the problem within 45 minutes (roughly the time of his commute to Hamilton). By that same evening ~10pm we had a brand new larger capacity hi efficiency water heater installed & working, despite the fact that he already had prior evening plans and could have left the problem until morning had he wanted to.

 

He has even gone so far as to unilaterally make numerous improvements to our living conditions & energy efficient facilities at the house without us neither asking for it nor asking for any increase to our rent payments. For example over reading week Sam had one of our 3 bathrooms (by the way - all 3 are modern & fully functional) completely gutted & redone with the best fixtures & facilities; and this summer he had a second bathroom completely redone. In the past 6 months he has in our kitchen replaced 2 working older full size fridges with 2 new energy efficient models, and replaced our working stove with a newer more energy efficient one; among many improvements.

Sam is always on top of everything going on at the Property including its upkeep, and is meticulous about routine maintenance to ensure that his houses stay in prime condition.  He is open to any suggestions we have to make his system more efficient and frequently asks for feedback.  Sam encourages our participation in all matters relating to the house. He treats us with utmost respect & civility, even when dealing with issues or conflicts.

One his most valuable qualities, in my estimation, is that he is very fair, always direct, and open in all dealings with us, starting with the Lease Contract. The Lease is very detailed, in simple English, and unambiguous: there is no scope for misunderstandings or for students to be mislead in knowing their rights & responsibilities as adult tenants.

Communications with us are - proactive, explicit, detailed, documented, timely, and clear cut. He keeps commitments, and expects that we students do the same.  He is a trustworthy individual, and a rarity amongst landlords we have met and heard of.


Sam never tries to cheat students nor bury them in hidden fees and he ensures that everyone is always on the same page. We all appreciate that enormously in our house!

Sam has been, and continues to be, a great landlord; and I (on behalf of my Group) would recommend him & his homes to any student group wanting a truly excellent off campus student house rent lease experience whilst attending at McMaster University.
