Letter of Recommendation – 3 Dalewood Crescent, Hamilton
This letter is to recommend Pericles Partners Inc. as excellent landlords (re. off campus student housing houses & apartments for group student house rent lease rentals in Westdale, Hamilton, Ontario, Canada; exclusively by students registered at McMaster University). Our 7-person student group leased the property at 3 Dalewood Crescent, Hamilton near McMaster University for the 3 years: 2003-06.
Samir & his handyman Mr. Sylvain Fanor regularly maintained it. Samir was very easy to contact in case of emergencies & routine repairs, and on both of the occasions during our tenancy in the house that warranted a emergency response, service staff fixed the problem in 24 hours. Costs required to make emergency & routine repairs to maintain & operate the home were always covered by Pericles Partners Inc. Appliance service/replacements were handled in 24-48 hours.
Samir ensured that the home was always up to date with the latest safety equipment, such as fire & CO alarms and extinguishers, as required by local and national bylaws and building codes. The high efficiency furnace and water heater was fully covered by Direct Energy & Union Energy, and although there were never any problems during our 3-year group-tenancy at 3 Dalewood Crescent, Samir gave us the authority to contact them ourselves in case something went wrong. The roofs at 3 Dalewood were re-shingled, waterproofed, and fully certified as class A fire roofs during my last summer there 2005.
Furthermore, any time the home was to be maintained or equipment was to be upgraded, Samir always made sure to contact my housemates and I by e-mail/phone at least 12 hours before arriving. He always respected our privacy as tenants at the house.
During business transactions be they: signing a new lease, annual inspections of the house in the lease term, the discharge of lease at the end of each lease term — the expectations for both parties were stated & detailed explicitly in writing so that the process was fully transparent. The lease, leasing process, and our ongoing dealings w the landlord [Samir] were straightforward, factual, civil, amicable, and commitments Samir made were kept.
In January 2006 near the end of our 3-year group tenancy at the property, I was glad to show the property to potential new groups, and to recommend it without reservations to the future tenants who signed the lease within 20 minutes of entering the house – a group of 7 men attending McMaster University in their 2nd year.
